  • Primary guest must be 24+ and present during the stay.
  • Check-in begins at 4 PM. Most check-ins are remote once the home is ready.
  • IDs may be requested at check-in.
Noise, parties & parking ＋
  • Quiet hours: 10 PM–7 AM.
  • No parties or events. No speakers or sound systems.
  • Indoor sound may not be audible at the property line.
  • Maximum 4 cars on site; garage access included.
Pets, smoking & outdoor fire ＋
  • Not pet friendly. Undisclosed pets may be subject to a $500-per-pet fine.
  • Smoke-free and vape-free property, inside and outside.
  • No open fire and no guest-supplied charcoal, gas or propane cooking equipment.

Rental agreement & cancellation ＋

A separate rental agreement incorporating the Big Bear Good Neighbor Policy must be completed within 24 hours of booking and before check-in. The cancellation policy applies from the moment the reservation is confirmed, not from when the agreement is signed.
